One of the first questions buyers ask when they see a Coachella Valley golf community listing is: why are the HOA dues so much higher here than at a regular condo down the street? The honest answer is that "HOA dues" at a guard-gated golf community are doing a lot more work than a typical association fee. Here's what's usually baked in.
What's typically covered
Guard-gated security. Staffed gatehouses, patrol, and access control cost real money around the clock — this alone separates guard-gated communities from simply "gated" ones with an unmanned code box.
Common-area landscaping and irrigation. Desert landscaping at scale — entries, medians, greenbelts — plus the water to keep it alive, is one of the largest line items in most desert HOA budgets.
Clubhouse and amenity upkeep. Pools, fitness centers, tennis and pickleball courts, and the clubhouse building itself all need maintenance, staffing, and periodic renovation.
Reserves for major repairs. Roofs, private roads, perimeter walls, and clubhouse systems eventually need replacing. A healthy reserve fund means that cost is smoothed into your monthly dues instead of showing up as a surprise special assessment.
Master insurance. Many communities carry a master policy covering common areas and, in condo/patio-home communities, sometimes the building exteriors — which can lower what you need to insure individually.
What's usually separate
Golf is almost always its own membership, separate from HOA dues — some communities require it, many don't. Cable/internet bundling, food-and-beverage minimums at the clubhouse, and any capital-improvement special assessments are also typically billed apart from the regular monthly due, so it's worth asking about each one specifically rather than assuming they're included.
How to actually compare two communities
Don't compare the sticker price of the dues alone — ask for the HOA's most recent budget and reserve study. Two communities with similar-looking dues can have very different reserve health, and that's the number that predicts whether you'll see a special assessment down the road.
