Rather than one valley-wide average, here's what to actually pay attention to, and how to get the current figures for your specific street.
What moves the desert market each quarter
Inventory. The Coachella Valley is seasonal — active listings typically build through the fall and winter "season," then thin out over the summer as the snowbird population heads home. A count of active listings only means something next to the same count from a year ago, not the month before.
Days on market. This is the single best read on how competitive a price is. A well-priced home in a sought-after guard-gated community can still move quickly even in slower months; an overpriced one will sit regardless of season.
Price per square foot, by community — not by city. "Palm Desert" as a whole blends country-club estates with 55+ condos and everything in between. The useful comparison is always within one HOA or one micro-neighborhood, not across the entire ZIP code.
Closed sales vs. list price. Whether homes are closing at, above, or below asking tells you who has leverage right now — buyers or sellers — in that specific price band.
